Gypsum Mills Estates Cooperative Board Meeting Minutes

  1. Meeting was called to order at 7:00P.M. by President Jane Pierce who led the Pledge of Allegiance to the Flag.
  2. Board Members present were Jane Pierce, Bill Schukraft, Art Caputo, Howard Strassner, Eileen Ramsdell; also in attendance was Management/Owner Representative, Joyce Southerton; Board Members Cindy Lowry and Ellie Read were absent.
  3. There was no formal Meeting in April due to lack of a quorum, therefore no minutes were available to be read.
  4. Eileen Ramsdell gave Treasurer's report. Currently, there is a positive balance of $630.88. The report was approved for audit on a motion made by Art Caputo.
  5. House Facilities Report - Art Caputo
    1. House fund currently has a balance of $1.92.
    2. Additional supplies of syrup, coffee creamers, 5 oz. cups, plastic knives and spoons, plastic bowls, 10 ¼" plates, 8 oz. foam coffee cups, and stainless steel cleaner were replenished.
  1. Complex Use Report
    1. All dates for use of the Club House for the month of May are booked. Bill Schukraft reviewed the pool rules for guests who intend to use the pool on the day of their events. There will be a section regarding these rules referred to in the application for use of the building. Art Caputo will insert it into the existing request form.
    2. A question arose as to the timing of the Annual Yard Sale. Traditionally, it had been held on the first weekend of August. The past two years it was moved to the second weekend to accommodate other events. This year the first weekend is open. Art Caputo made a motion to reinstate the Annual Yard Sale permanently to the First weekend in August. The motion was seconded and passed unanimously.
  1. Committee Reports:
    1. Election Committee - Sam Condo and Linda Bartolone: Sam Condo reported that they have developed a slate of ten candidates which includes three incumbents.
    2. Picnic Committee - Art Caputo: The Annual Community Picnic has been scheduled for Saturday, July 17. The program has yet to be finalized, however it appears that as Art indicated last year, to contain costs there would be a $2.00 charge for all adults and $1.00 for children 5 through 11.
  1. Owner/Management Report
    1. Joyce Southerton informed the Board of Directors that the stove in the Club House kitchen has been thoroughly adjusted and that from here on the pilot lights on the burners have been disabled. It will be necessary to use the stick lighter supplied to light the burners.
    2. The RV parking area is being finished; the lot work on Volkman has been completed and they are now in the process of completing Gypsum Mills St.and two lots on Bambi. She also indicated that 30 AC units on order are beginning to arrive.
    3. For safety's sake, the numbers on the houses must be uniform so that emergency services can readily see them from the street. Therefore, they are requesting that all residents use 4 - 5 inch numbers for their address and they be at the comer of the house near the driveway. Numbers may be purchased from Jim Haskell at $6.00; if you prefer they will sell and install the numbers for $10.00.
    4. Joyce informed the Board that we should be prepared to cover all expenses related to the running of the Club House in about two years inasmuch as no further help from Morgan Management will be forthcoming when the Park development is completed.
  1. New Business: Art Caputo proposed studying the possibility of revamping the Community Newsletter, "The Scoop" and incorporating advertisements as a means of paying for its publication and raising money for the Cooperative. It was determined that this would need further study.
  2. The meeting was adjourned at 9:15.
