BOARD MEETING MINUTES
APRIL 20, 2006
1. Meeting was called to order by Jim Anthony at 6:30 pm. Not in attendance: Lou Guyette.
2. Pledge of Allegiance to the Flag was lead by Eileen Ramsdell.
3. Announcements/Recognitions
- Special thanks to Sam Condo and George Townsend and their team for a successful St. Patrick's Dinner.
- Good job by Bill Hoffman and Gaynor Seeber for obtaining board candidates.
- Thanks to Nancy Townsend for her artistic and creative ability in producing a very informative and good looking April Scoop.
- Gaynor Seeber has resigned. We thank him for his contributions this past.year.
- Welcome back to Ron Platten.
- The pool is to open May 28. The committee should be aware that Bill Hoffman and Nancy Alcorn have obtained 2 new tables, 8 chairs and 3 umbrellas for the pool. Gypsum Mills donated $622 for the furniture. Lou will send a Thank You to Nancy & Mike Alcorn, Larry Hill and Bob Morgan. Our storage site is #43 at Prestige.
- Breakfasts will be on the second Sundays starting June 1.
- The Volunteer Recognition date is set for June 11.
4. Summary of the last Meeting Minutes was read by Ron Platten. A motion to accept the minutes as read was made by Jim Anthony, seconded by Sam Condo.
5. Treasurer's Report was read by Eileen Ramsdell. The Balance on March 1, 2006 was $3388.63. Income was $310.76. Expenses were $656.29. The Balance as of April 3, 2006 was $3043.16. Jim Anthony moved to approve the report for audit, seconded by Bill Hoffman.
6. House Fund/Facilities Report was read by Bill Hoffman. Balance on Feb 28 was $7.31. After sales, expenses and bottle return, balance on March 31 was $104.36. Bill moved to accept the report, seconded by Sam Condo.
7. Complex Coordinator's Report: Bill Hoffman reported 4 private parties were held. One party was cancelled but the resident donated the $25 anyway. The Complex Bulletin Board in the hallway is not for advertising as it is for Board communication to the Residents. When the renovation is completed, an additional bulletin board will be installed for residents' use. Bill recommended that the Complex Coordinator and the Facilities Manager duties be handled by the same person. Anytime Bill Hoffman is not available, residents may contact Lou Guyette.
8. Committee Reports:
- Community Relations- Sam Condo: Still working the issue of a crack on a garage floor that remains unrepaired.
- St. Patrick's Dinner Report - Sam: Full report next month. The dinner cost the Coop $93.54.
- Election Candidates - Bill: 8 candidates for the election.
- April Breakfast Report - Jim for Lou: Starting Balance was $250.00, expenses were $164.98, Income was $165.00 leaving a balance on April 20 of $250.02. Total attendance was 71 including volunteers and children.
- RLAC - Jim Anthony reported that there has been very little activity and he would review current status with Jane Pierce and Saralyn Gould.
9. Management Representative Report - Nancy Alcorn:
- The community complex construction will begin about April 27 and will take about 5 weeks. The wall will be the last item to come down. Note that the front lights on the building are off.
- The community inspection is half done.
- The Mail Center will get 48 more boxes on the south end beside the bulletin board. Nancy will get 2 trash receptacles for the Mail Center.
- The pool table that was given to us has a slate top but no felt. The restoration cost may be prohibitive and an alternate plan may be needed. Nancy will take some pictures for us to see.
- Nancy will put electric service in the gazebo, and will get a quote for power beside the main driveway by the Villas to be used for events and Christmas decorations.
- Nancy will get a new, larger "No Soliciting" sign for the entrance.
- Landscaping & plantings have been professionally hired for the entrance, community and sales office areas. This will start soon.
- We currently have 63 vacant sites & 17 models, with a final of 562 units when done.
10. Unfinished Business:
- Potential bus tours: Golden Ponds dinner & show for $25 per person in the Fall.
- Wine Tour Adventure: Lou will advertise in May for the June bus trip at $34 per person plus around $12 for dinner. The Coop will pay for a continental breakfast and the driver gratuity. A minimum of 25 people will be required. See Scoop for details.
- Brian Peet, Evie & Don Kennedy will be asked to work on the suggested legislative bill for rent cap.
- We need to get the snowbirds' signatures on the Rent Cap Bill petition in May. Sam as the Petitions.
11. New Business:
- Picnic will be July 15. Lou recommended a catered pig roast or chicken BBQ. We will need more subcommittees this year depending on what is decided. Ron Platten was asked to chair it again this year. Meeting to be scheduled.
- Open House May 21. Sam to chair the food committee. White & red hots only, Saturday and Sunday 11-3:30. This will net the Coop $ 300 from Gypsum Mills Sales, LLC.
- Linda Bartolone volunteered to take Gaynor's vacant board position. Bill Hoffman moved that she be appointed to complete his last one year term beginning at the completion of her term in June 2006, seconded by Sam Condo. Unanimously approved.
- The May Board Meeting will be May 11 at 7 PM at the center, after golf.
- The annual elections & resident forum will be on June 1 at 7:30 PM, starting with punch and cookies.
- Sam Condo moved to purchase 2 carts for the kitchen at approx. $40 each, seconded by Bill Hoffman. Approved.
- Jim Anthony said a new phone book printing estimate would be completed soon.
12. Adjournment: Ron Platten moved to adjourn at 9:03 pm, Linda Bartolone seconded.
