RESIDENTS MEETING MINUTES

JUNE 1, 2006

Social at 7:00 pm, Meeting at 7:30 pm

  1. Jim Anthony called the meeting to order at 7:32 pm.
  2. Jim Anthony led the assembly in the Pledge of Allegiance to the Flag.
  3. Announcements/Recognitions:
    1. Board members whose terms are up: Jim Anthony, Leroy Lashua, Sam Condo, Ron Platten and Linda Bartolone.
    2. Welcome Linda Bartolone for a one year term, replacing Gaynor Seeber who resigned.
  4. Lou Guyette read the minutes from the March Residents meeting. Jim Anthony moved to approve the minutes as read, seconded by Bill Hoffman. Approved.
  5. Eileen Ramsdell gave the Treasurer's report. Balance on hand as of June 1, 2006 is $3,831.65. Jim Anthony moved to approve the report for audit, seconded by Marve. Approved.
  6. Bill Hoffman gave the House Fund/Facilities report. Balance on hand as of 4/30/06 was $121.34. Income was $55.90. Expenses were $93.95. Balance on hand as of 5/31/06 is $83.29. Profit from pop for the month of May was $49.00.
  7. Bill Hoffman gave the Cooperative Center use report. There were five private parties, CPR training, Open House and a meeting with the Town Supervisor.
  8. Committee Reports:
    1. Sam Condo gave the Community Relations report. There were 21 items for review last year; all have been resolved with the exception of one pertaining to a garage floor. There have been no complaints since January.
    2. Sam Condo for Ron Platten, gave a report on the annual Residents Picnic. This year the Picnic will be on July 15th and will be for RESIDENTS ONLY. The cost will be $5.00 per resident with the Cooperative Fund paying $7.00 per resident additional. There will be complete use of all Complex activities. Two tents size 20x24 have been purchased to be used for serving . Morgan Management has donated $300.00 towards the purchase of these tents. Entertainment will be provided. Food will be served between 3:00 -5:00 pm. See the SCOOP for further details and for dates and times of ticket sales.
    3. Linda Bartalone gave a report on the Volunteer Recognition Lunch. Linda has asked for all who have volunteered their time to the community in any way to call her if they plan to attend. She needs to have a head count to be sure there is ample food. She wants to assure a lunch where no one has to do anything but enjoy. All our volunteers work very hard and donate so much of their time to this community to assure that Gypsum Mills Estates is one of the finest communities to live in. THANK YOU VOLUNTEERS FOR ALL THAT YOU DO.
  9. Election of 5 Board members:
    1. There were no additional nominees
    2. Candidates Introduced themselves to the community
    3. The election procedure was reviewed
    4. Election results:
      1. Sam Condo
      2. Don Kennedy
      3. Ron Platten
      4. Dean Rice
      5. Jerry Vaughn
  1. Nancy Alcorn gave the Owner/Management Report. Nancy reports that the new RV area is almost finished. The RV fence should be completed in the next few weeks. There will be NO RV's stored outside the RV areas. The walking paths are being laid out and will end at the new RV area. The ponds are still being investigated; there has been no resolution as yet.
  2. Residents Open Forum:
    1. Q. Tina S. - Is the dumpster by the RV storage going to be moved? It is not attractive where it is. A. The whole area there is not satisfactory. It is being looked into to see what can be done to improve the area.
    2. Q. Will there be an extension to the Golf Course? A. There are no known plans for that at this time.
    3. Comment- Donna Z. - It is the responsibility of those who have RV's in storage to keep the area where their RV's are parked clean and free of weeds.
    4. Q. Georganne H. - What should be done when you get other resident's mail by mistake? A. Be a good neighbor and deliver it to that resident's house. You can also put it in the blue mailbox for redelivery. It is recommended that you call the postal system to voice your complaint. The toll-free number is 1-800-ASK-USPS (1-800-275-8777). This will be an action item and will be reprinted in the Scoop.
    5. Q. Linda R. - The large areas of open lots were mowed and groomed, what about the open lots in between houses, will they be groomed as well? A. Nancy A. can't guarantee it but will look into it.
    6. Q. Roger C. - Will there be wind breaks put in around the mailboxes? A. Do not know at this time.
    7. Q. Dean R. - I was told by the pool maintenance company that leaving the pool lights on at night draws the bugs to the pool. Could dusk to dawn lights be installed to eliminate the problem of the bugs in the skimmer baskets? A. It may be a State requirement that the pool lights remain on for safety reasons. This will be an action item for Nancy A. to look into.
    8. Comment- Saralyn G. - People continue to park on the street, obstructing our driveway. A. If you feel there is an obstruction, call the Sheriff's department and report it. This will be an action item for Nancy A. to find out what the town ruling is regarding parking in the street behind someone's driveway.
    9. Comment- Bill H. As soon as the work is completed on the complex, we will provide a community bulletin board. All residents will be allowed to post information there. Please do not post anything on the Complex bulletin board. This is for Complex use only.
    10. Q. Roger C. - Are the pool passes for the Villa's the same as for Gypsum Mills? A. - No. Gypsum Mills say Gypsum Mills, Villa's list only their name.
    1. Unfinished Business: There was no unfinished business from the March meeting.
    2. New business:
      1. Yard sale August 12, same as last year? Yes.
      2. Horse Shoe Pits- We have all the materials to make a Horse Shoe Pit. We need people who have the knowledge in the specifics of construction and who are willing to help with the construction to call Sam Condo to volunteer.

    14. Adjournment- Bill Hoffman moved to adjourn, Lou Guyette seconded. The meeting was adjourned at 9:34 pm.
